• Ok rental, very bad communication

  Overall, the place is ok. Its all just really old and dated. You can tell that whomever manages this rental, they are trying to get as much out of it before doing any kind of a makeover. The pool was the bright-spot and was fantastic to have, but the rest really wasn't worth the price. What was not good at all was the communication with the owner. We had sent multiple messages to them to understand what is working and what was not, based on previous reviews, so that we can plan. They never got back to us after almost 7 months of waiting. I would look else where unless you're in the pinch and need something quickly.

  The house was terrible:

  Cons

  Grass was not mowed, bad first impression

  No key to lock the house up (had to call the property manager), code on the door didn't work, code for the key lockbox was not correct. Someone from the property management company came over with a key after we called them, they brought a key. Blamed the code on the door not working on lightning strike a week or two before. Not sure why they didn't fix it if they knew it was an issue.

  A/C was not working upstairs

  Refrigerator was FILTHY

  Counters in the kitchen were dirty

  Dishes in the dishwasher were musty, obviously there was no cleaning done after the previous renters moved out or they didn't check the dishwasher

  Electrical issues, lights were not working, outlets were not working, light switches not working

  Hot water went out upstairs, it took 2 days for the plumber to show up after we called the property manager

  Broken shades in kitchen and dining room

  Wifi password provided incorrect

  Coffee pot not working, we had to buy our own

  Pots and pans were past the "use by date" We bought a pan we could use.

  Remotes for 2 of the ceiling fans missing, couldn't be used

  Remote for TV in one of the rooms was missing

  Nails on the pool deck

  Box of nails in the living room on the shelf

  Pro:

  House was big enough for our family of 9

  Kids loved the pool

  Convenient to what we wanted to do during our stay in Hot Springs

  This house should be taken out of rental rotation for at least a month to fix all of the problems

• Eccentric house

  The house wasn't as clean as one would expect a rental to be, especially at this price point.

  Light switches and lighting in general was a challenge. The garage had no working lights at the time, which was super annoying. And those smoke alarms, somehow several of them the batteries died in them all at the same time and were beeping.

  The house had some weirdness about it from weird art, to a strange layout, but overall it worked out for us. Its a big house. My complaints might seem nitpicky, but for the price point we paid those shouldn't have been problems at all.

• Dirty

  This is the 3rd time we have stayed here and it has went downhill. The dishes in the dishwasher were dirty, microwave was gross, there were no trashbags and the coffee pot didn't work. Someone else said that it didn't work in a previous review so they were aware and chose not to replace it before our stay. We bought one at the store. We love the location and size of the house but may stay elsewhere in the future if things don't improve.
