Owning a vacation rental sounds simple until you’re fielding booking inquiries while trying to keep up with pricing trends. That’s usually when owners start researching the best vacation rental management companies — and discover how many options exist.
Some companies are full-service operators who run everything from distribution to cleaning coordination. Some are franchise networks of independently-owned local offices. Some, like Evolve, offer a hybrid solution — handling strategic listing creation, pricing, and booking support while owners keep a hand in local operations.
The right model for you depends on how much of your rental income you’re willing to pay in fees, and how much control vs support you want in different areas of business management.
We compared six of the best short-term rental management companies — Evolve, Vacasa, Casago, AvantStay, Fairly, and iTrip — on how they work, what they cost, and who they’re built for.
If you’re deciding whether to hire a manager at all, our DIY vs professional management guide is a good place to start.
Evolve provides strategic booking support, revenue management, risk protection, and access to industry expertise (tax, financing, furnishing, and in-home professionals, among others), to maximize rental income while simplifying the owner experience.
Professional listing creation, multi-channel distribution, and SmartRates dynamic pricing are all owned by in-house experts. Owners also get 24/7 guest and owner support, and built-in damage protection and liability insurance.
Owners on the Plus plan get additional strategic benefits, like a Dedicated Performance Advisor and exclusive furnishing and supply discounts. Owners and operators managing more than one property get the Pro plan. It includes all the benefits of Plus as well as a dedicated booking website, multi-property management tools, and the ability to list co-located units together.
Across plans, owners retain key areas of control. Every owner has a library of performance settings they can leverage to define the bounds of our dynamic revenue strategy. Evolve owners also contract in-home service providers directly. This gives you the flexibility to handle on-site cleaning and guest support yourself, stay with a trusted partner you’ve already built a relationship with, or source someone new from our network of vetted local property managers.
Evolve is best for: Owners who want expert listing, pricing, distribution, and booking support — while maintaining flexible control over the foundations of their revenue strategy and the sourcing of local partners.
Vacasa built its reputation as a full-service operator handling professional cleaning, local property manager support, dynamic pricing, and guest screening. Casago completed its acquisition of Vacasa in May 2025, and by late 2026 most former Vacasa properties are managed by independently-owned local Casago franchisees operating under the Vacasa brand.
Vacasa doesn’t publish a standard management fee — pricing is quoted per property. But sources typically estimate the cost between 25-35%. An optional Accommodation Protection Program covers guest-caused damage up to $25,000, plus $1 million in liability coverage, for a nightly add-on fee.
Vacasa is best for: Owners who want the scale and tech of an established, national brand and are comfortable with service quality depending on their local Casago franchise operator, which now varies by market since the merger.

Casago delivers full-service management — cleaning, maintenance, marketing, booking, and guest screening — through independently-owned local franchisees supported by shared corporate technology and brand. Since acquiring Vacasa in May 2025, Casago is now the parent company of both the Casago and Vacasa brands, making it one of the largest vacation rental managers in North America by unit count.
Management fees aren’t published centrally — they’re set by each local franchisee, so two owners in two markets can be quoted differently. Casago’s channel distribution (Airbnb, Vrbo, Booking.com, Expedia, select regional sites, and its own) is narrower than some competitors that list on dozens of platforms.
Casago is best for: Hands-off, second-home, or investor owners who want full-service management with an assigned local, on-the-ground point of contact. .

AvantStay runs a full-service model built around larger, luxury homes suited to groups and events, rather than the everyday single-family or condo rental. Its proprietary pricing engine and a claimed 7:1 staff-to-home ratio support a premium, hospitality-brand style of vacation rental management.
AvantStay doesn’t publish a standard fee, instead pricing each property individually, but reports generally estimate it between 25-35% like other full-service options (with additional fees stacked on top). AvantStay also requires longer-term contracts, stating on their website that a standard agreement term is 12 months.
AvantStay is best for: Owners of larger, luxury properties in the markets where AvantStay operates who want fully hands-off, high-touch management and are comfortable with a premium fee and termed contract.

Fairly is the newest company on this list, founded by Vacasa’s former CEO. Instead of centralized operations staff, every home gets a dedicated local care team. The platform also offers a pricing tool and distribution on Airbnb and Vrbo.
Because Fairly is early-stage, published data is thin — we weren’t able to confirm a current property count. Owners considering Fairly should factor in its limited track record alongside its pitch.
Fairly is best for: Owners who want a consistent, known local team, and who are comfortable working with a newer, smaller company.

iTrip is a nationwide franchise brand made up of independently-owned, locally operated offices. Each local franchisee handles hands-on work — bookings, guest response, cleaning and maintenance coordination — while iTrip’s corporate side provides shared technology, listing distribution, and marketing support.
Because pricing and service delivery are set at the local office level rather than nationally, iTrip doesn’t publish a standard management fee, and the exact experience can vary by which franchise serves your market.
iTrip is best for: Owners who want full-service, hands-off management from a locally-based, owner-operator-run business rather than a large centralized platform, and who are comfortable with fees and service levels varying by local office.

There’s no single “best” vacation rental management company — only the best fit for your property, your goals, and how hands-on you want to be.
If you want professional listing optimization, SmartRates dynamic pricing, 24/7 support at a lower fee, and you want to retain control of key strategic inputs and local vendor relationships, that’s where Evolve’s hybrid model tends to win out among the short-term rental management solutions.
