Evolve vs. Fairly: Which Vacation Rental Management Company Is Right for You?

Evolve's established partnership model against Fairly's newer, local caretaker-based approach.

Founded by Vacasa’s former CEO and built around dedicated local care teams rather than centralized operations staff, Fairly is one of the newest vacation rental management options on the scene.

Evolve has been running its hybrid model for well over a decade, with established technology and human expertise that drive proven performance strategies for owners and operators.

Here’s how the two compare for owners weighing each platform.

Evolve vs Fairly comparison table showing side-by-side stats including when each company was founded, how many owners or properties they serve, their management fees, and their service models.

How Evolve Works

Evolve offers listing creation and optimization, broad channel distribution, pre/post-stay guest communication, built-in risk protection, and SmartRates dynamic pricing to maximize owner profits — while leaving you in control where it often matters to owners most.

Owners can opt for one of three management plans depending on portfolio size and the level of strategic support you’re looking for. Core is the base package outlined above. Plus adds a Dedicated Performance Advisor for 1:1 performance optimization, a Premium Owner Support Desk, and exclusive access to discounts on premium furnishings, supplies, and tax/permitting professionals. Pro is built for owners or operators managing more than one property, with dedicated support tools and a custom booking website.

Owners retain control over key performance settings and the coordination of local property operations. You can select from a variety of vetted Evolve partners in your area for cleaning, maintenance, and on-site guest management needs — or use someone you’ve already built a strong relationship with.

How Fairly Works

Fairly pairs every home with a dedicated local caretaker (day-to-day operations and housekeeping) and an advisor (typically a local real estate agent).

It’s more full-service in scope — with a software foundation that includes a pricing tool, distribution on Airbnb and Vrbo, guest messaging, and payment processing. But Fairly ultimately leaves pricing up to owners, lacking centralized, team-of-experts infrastructure you typically see from vacation rental management companies. This classifies them as a hybrid solution — just different from Evolve in what exactly that means.

Fairly launched publicly in December 2024 with roughly 50 properties in beta, and current figures on their total portfolio aren’t publicly available. That doesn’t make its local caretaker model not worth weighing — but owners should consider the appeal of this newer structure against the relative lack of operating history and public data to evaluate it against.

Who Evolve Is Best For

Evolve is best for owners who want a proven, established platform with a proven performance history, expert revenue management, and more robust owner tooling.

Who Fairly Is Best For

Fairly is best for owners who want a local caretaker and advisor duo, and who are comfortable working with a less-established company as it grows.

Evolve vs. Fairly Key Differentiators

Where Evolve’s established platform pulls ahead of Fairly’s newer, local-caretaker model:

  • A lower management fee
10-15% depending on your plan — compared to Fairly’s 20%, split between Fairly, the caretaker, and the advisor

  • Broad multichannel distribution
Promotion on 10+ top booking sites (including Airbnb, Vrbo, Booking.com, Google Vacation Rental, Expedia, and Homes & Villas by Marriott Bonvoy™ if eligible) — compared to Fairly’s current presence on Airbnb and Vrbo only

  • Expert revenue management
Cutting-edge SmartRates technology analyzes billions of data points to keep your home competitive in any market, overseen by revenue managers dedicated to maximizing performance impact everyday — compared to Fairly’s up-to-owners approach

  • Built-in risk protection
Up to $10,000 in damage protection and $1 million in liability insurance — there’s no damage protection mentioned in Fairly’s public offerings

  • Over a decade of operating history
A published track record and large portfolio of 30,000+ active owners — compared to Fairly’s December 2024 launch and lack of public information around portfolio size to validate success

Which Management Company Is Right for You?

Fairly’s local caretaker model is worth watching, but for owners who want an established management partner dedicated for revenue performance and owner experience — and/or who would prefer more involvement in your in-home operations — Evolve’s model has the benefit mix more suited to your needs.
