  Beautiful grounds, wonderful hospitality, Farmhouse was adequate. Manor house was amazing and updated. Enjoyed our stay.

  Fell down the stairs and injured both of my shoulders on the first morning. Had to leave and seek medical care. Only stayed 1 night.

• Quiet private location

  Great location! Near the Natural Bridge park, Dinosaur Kingdom, and the Safari Park! But it’s so quiet and private. If you’re on the larger side, the shower might be a problem and the top step is a doozy! But overall we liked staying here.

• Good but not great

  Location was great, nice and secluded. As soon as we checked in the owner texted me and let me know to contact her if we needed anything.Unfortunately the cleanlieness was the weakest part. The farmhouse is old, so it had this musty, almost smokey smell that was unpleasant. The heat in the house worked good but the AC gave off an unpleasant odor as well.Most of the windowsills were covered in dust and debris. The bathroom, especially the shower, was very small, and it also had a lip going into the tile-bathroom from the carpet that was very easy to stub your toe on. The toilet was also stained, but I believe it was just caused by hard water.Most of the doors were old and were hard to close all the way. The frond door had a distinct gap where bugs or a draft could get in. There was also a lack of privacy curtains, but because it was so secluded this might not bother some people.Good things I can say was the wifi was fast, the mattresses were nice and comfy, and as stated before, the location is gorgeous. Plenty of wildlife to view around the area, and you are not too far from bigger cities like Roanoke & Lynchburg.I would only reccommend this as a one-night stay, or if you were having an event at the Balcony Downs, but I do not reccommend it as a multi-night vacation stay.

Thank you for sharing your positive insight on the fast Wi-Fi and the comfortable beds!
  - Communication is highly important to us and we always message our guests at check-in to make sure they are happy with the conditions and to inform us if there is anything we missed or can do better. We were never notified that there was an issue. If you would have contacted us during the time of your stay with your concerns, immediate action would have been taken to address them.
  - We value the cleanliness and condition of the home. We give our cleaning service strict protocols for cleanliness. If they are not met, or if there is anything they missed, we make sure all guests have our contact info, the property manager's contact info, and the cleaning service's contact info. It is unfortunate that you did not utilize any of these contacts that were provided to you.
  - As we aim for transparency, the shower is a smaller corner shower stall on the 2nd floor and this is accurately advertised in the listing.
  - We would like to clarify that the front door of the house consists of both a main door and a storm door. When closed correctly, these doors align with no gap between them.
  - We have investigated the reported smell but were unable to detect it. Our HVAC system is regularly serviced and maintained according to manufacturer recommendations. Nonetheless, we have scheduled a routine cleaning and inspection by our HVAC company to address the guest's complaint.
  - Smoking is not allowed in any of our houses, and if there was a violation from any previous guests, we would have addressed it had we been notified. Our cleaning service did not detect any smell, but we understand some guests may have heightened sensitivity. We have an ozone generator available for guests with sensitivities, but we were not informed of any issues in this case.
  We do all we can to make the best possible stay, and we look forward to this property hosting many satisfied guests.

• Amazing Farm House!

  We absolutely loved our stay at the Farm House! The views and property were amazing! Communication was great with Celeste and Evolve was easy to work with! We would go back to this property in a heartbeat!
