  We pull up to the property and it looks old and run down (deck is falling apart). The hot tub is unusable and dirty in the front yard. The fire pit was filled with junk. There is a lake across the street that no human would go in. The code I was given to get into the house was wrong. I had to text the owner for the correct code. When you walk into the house, it was extremely hot, humid and smells moldy. The main AC was BROKEN. There is a portable AC unit that was not turned on. When we turned it on, it wasn’t sufficient to cool down the house. Besides that, there was no batteries in the tv remote controls. We had to manually turn on the tv; however, that was useless because there is NO CABLE. You think that is all…until you walk down to the ground level where the pool table is UNUSABLE…disgusting and filled with dirt and dust. The rooms were tiny, smelly, and dingy. None of these things were disclosed or communicated prior to our arrival. I contacted the owner and he had no answers and thought bringing another useless portable AC unit would fix all the issues. I declined and left the property. The owner would not refund me and would not even answer my calls or texts after I left the property. DO NOT RENT THIS PROPERTY. VRBO and his management company Evolve were also useless and terrible to deal with. This was a horrible experience and I will stick with FRBO from now on.

  -The portable A/C unit was provided to help with cooling, and additional units were offered within an hour of your request.
  -We mentioned that the main A/C was undergoing repairs during your stay, and they regret any inconvenience this caused.
  -We confirmed that the hot tub was inspected and had no prior issues reported.
  -The pond you mentioned is indeed a small water feature across the street; the main community lake is located 200-300 yards from the property.
  -The deck has been inspected, and no previous guests have reported any issues, but we will double-check to ensure its safety and appearance.
  -The fire pit has been cleared of any debris, and regular maintenance checks will continue.
  -Batteries for the TV remote controls have been replaced, and there is no cable service advertised in the listing prior to booking.
  -The pool table area has been thoroughly cleaned, and we will ensure it remains in top condition.
