    we arrived to find out from the woman cleaning the property that the washer/dryer (which is crammed into the closet of the 2nd bedroom) was not working. we later learned that the washer/dryer was broken prior to christmas, which was not disclosed to us nor the cleaning person, who kindly lugged the still sopping wet towels to her own home to wash.

    when we walked inside, we immediately noticed a laminated, printed sign on the dishwasher that said 'temporarily out of service'. we later learned that the dishwasher has not worked for the entire 8 months the owner has had the house, and the owner has never run it themselves since purchasing the property. we did not have use of either appliance for the length of our stay.

    the person who was identified by evolve as the property manager denied owning the house - we later learned that he owns it with his family.

    the house does not sleep 8. there is no sofabed - it is a sectional that does not pull out. they have an air mattress shoved in the primary closet instead. the lower bed of the bunk bed is a tight full. it would be very difficult to even sleep 7 people in this house. in reality, it sleeps 6 max.

    the blinds in the living room and bedroom were broken and out of shape, the bedroom blinds are held together with scotch tape in places. the door handle of the primary bedroom fell off during our stay. the coat closet door is broken and off its track. the fireplace was not cleaned out, and there were no brushes or other tools we could use ourselves to clear it without making a huge mess.

    the electronic scoring for the basketball game does not work, the power cord is damaged.

    there are 3 dinner knives, 6 mugs, and 2 wine glasses for a house that claims to be able to host 8 people. there aren't even 8 seats at the dining table. there is no proper drying rack despite the lack of a working dish washer.

    the property manager/owner mislead us constantly about his prior knowledge of these issues, acting as if each one was a surprise.

    evolve nickle and dimed us on appropriate refunds to resolve our awful stay. when we asked that if they were going to charge us a cleaning fee (not itemized) whether they could be sure 100% of that fee would go to the woman cleaning the property and not pocketed by the owner or evolve, they would not confirm that, saying it was 'private'.

    stay at this property - and work with evolve - at your own risk.

    - Rest assured, we will be addressing each of these concerns promptly to enhance the overall quality of our property.
    - Regarding the lack of kitchen essentials, seating, and the condition of the fireplace and basketball game, I'm truly sorry for the oversight and inconvenience.
    - We appreciate your candidness, and we are committed to rectifying these concerns immediately.
    - I also want to assure you that we are thoroughly investigating the discrepancies in the property managers' responses.
    - Misleading information is not acceptable, and we will take appropriate actions to ensure accurate and transparent communication moving forward.
    - I understand that our efforts to address these issues with a 75% refund did not meet your expectations, and I want to sincerely apologize for any frustration this may have caused. Your satisfaction is our priority, and we will review our refund policies to ensure a fair resolution.
