It's clear the neighborhood does not want renters there is sign in every corner of the road. If you like staying indoors at all times. Beautiful scenery but you can only enjoy it through the window. You can't walk the premises or enjoy the water ri g t in front of you.
The parking is tight, that was stressful. I requested a late checkout, I didn't hear back until almost checkout time of 10 am. Spacious and clean home but I felt locked in on a beautiful weekend.

We apologize for any stress caused by the parking situation. To clarify, our property can comfortably accommodate up to four cars—two in the garage and two on the driveway.
Regarding access to the surrounding areas, our listing does state that the HOA does not permit the use of any common property by guests. This includes the internal paths, the golf course, and river access. Signs are posted throughout the community to reinforce these restrictions, which are strictly enforced. We understand that this may have limited your enjoyment of the outdoor scenery and we regret any inconvenience it caused.
Our property does offer several amenities to enhance your stay, including a spa, BBQ, propane fire ring, and a deck for relaxation. We strive to be transparent about the available amenities and the restrictions imposed by the HOA to ensure our guests have accurate expectations.
We apologize for the delay in responding to your late checkout request and understand how this could have impacted your plans. We will work on improving our response times for such requests.

The house is an open layout with an apartment over the detached garage with ample space to seek solitude when needed.
There is no "yard", just decks and small sitting out door spaces except for by the hot tub, where the sitting area is the largest.
There are a LOT of rules. More than I've ever encountered using Airbnb or like sites since 2011.
There are a lot of signs from the owners threatening extra fees that are not agreed to when you book through the listing, so I'm not sure how they plan to enforce those if needed.
We were not an outside group, meaning we stayed in most of the time. But the signs threatening fees made my relatives uncomfortable and wary. It's good to remember to be respectful, but it sucks to feel "fearful".
Truthfully, had i not spoke to our customer service rep, Fabian, i probably would have canceled. He put my mind at ease, but i find myself watching my credit card for extra charges from these people, which will be disputed if they arise.
Maybe book with a prepaid visa for this one...
I gave it high stars because the view and location is beautiful and the house big a spacious and was just what we needed.
CAUTION:
There was a storm and we lost power for about 8 hours during dinner and into the evening.
Here, you'll not only lose power, but water as well. There were NO provisions in the house for this event. I had to go buy candles from target and we had to use water bottles and phone flashlights to make makeshift lanterns, and cook on the bbq. The outdoor fire pit was water logged and unusable.
The bed in the master on the right side has zero spring left in it. You fall right to the box spring.
There are some noises that can be heard from the master that was mentioned in one review. I didn't find them disturbing, but if your sensitive, it might be an issue.
The sink in the other room didn't drain fast and it took a while for hot water to come in.
Shared from the owner: "I have asked Evolve not to edit this response. This property was acquired for our retirement which went more than somewhat sideways for two health professionals during the Pandemic. It was acquired as a home not an investment property. We bought it from the past president of the HOA who indicated that renting it as a STVR as holding pattern made good sense. This turned out to be unfortunately fallacious. This is a compact community in a unique environment in a rare spot at the bottom of the Snake River Canyon just above the thundering Shoshone Falls. The HOA is as NIMBY and insular as I have ever seen. There are those who take any opportunity to badger us about our guests despite using STVRs themselves when they travel. So bottom line…. The notes on the wall are to assist in preventing common conflicts like parking on the road or in the dirt lot next our home (this is owned by the current president of the HOA who is not a fan). The community grounds including the golf course, parks, internal paths, and river access are not available to our guests. This is why we rent a nearly 3,800 sq foot, 3-bedroom custom home on a half-acre, two decks and a hot tub and a studio over the two-car garage at such a favorable rate. We will not surrender to HOA coercion, period. We will do everything we can to make a visit pleasant and amazing but the rules of the community must be respected. My nieces and nephews enjoy playing tag or “hide and seek” in the garden around the house which homes many deer and geese. They are reminded that the golf course and river is off limits. The hot tub is a favorite and sitting outside at the gas firepit at sunset is ethereal.
Living at the very edge of the grid comes with limits… there is no city sewer (septic system) and water is from a well (which requires power). There is some water when the power fails as the pressure bottle continues to provide until it goes empty, regardless, the idea of having some gallons of water in reserve is a good one and will be done. There were candles and flashlights but they tend “to go walk about”. Again, more attention will be provided to be sure they are there when needed. For us, the remoteness of the home is very much part of the adventure!
I would like to again stress, we want our guests to enjoy their stay, we just ask that the limits be respected. Thank you."
(1) Listing states that guests are not allowed on HOA "paths". Actually guests are not allowed to walk down the neighborhood streets, i.e. restricted to quarters. (2) The A/C (or some HVAC or water system?) in the primary bedroom bangs loudly all night. You cannot use the primary bedroom as a place to sleep. I request a partial refund.

There are rules in place by the HOA to maintain the quality of the property and community. After sending your feedback to the homeowner, they’d like to share the following:
- Our place is a wonderful location to stay while seeing the area around Twin Falls and Jerome. The home has a seating area with views of the canyon, a studio room over the garage that is popular with children, and a large kitchen with everything you would need to cook your favorite meal. Plus, we offer a nice patio BBQ and a relaxing hot tub
- We are working on quickly updating our property listing to make sure our future guests have clear expectations about what to expect when they visit our property based on the Country Club Estates HOA restrictions
- We are also happy to share that we have repaired the well water issues that were causing noisy pipes in the bedroom
- Guests are encouraged during their visit to remain on our beautiful half-acre property where the vacation home is located. The Country Club Estates HOA restrictions do not allow guests to walk around the community. The HOA also does not allow our guests to use the walking paths, the golf course, or the river access. Signs are posted throughout the community to make this clear

Beautiful property, well maintained. However a very difficult HOA that restricts all activities and limits any access to the community. Including golf course, hiking trails, and river access. So that part was disappointing

Great property for multiple family to stay and each have their space. As well as a large gathering areas with the large kitchen, great room and outdoor deck. The view of the Snake River is incredible. Everyone was able to help with the birthday dinner given all the island space for prep, cooking, servicing, and cleanup. We have already recommended the property to others looking for a spacious place to stay.
