The property's location was even more beautiful than expected. The photos do not give it justice! We had a few issues with a toilet not flushing and eventually flooding, a broken blind in one of the rooms, and a broken toilet seat, but overall, it was the perfect spot for our family location. Our 96-year-old grandma couldn't access anything by stairs and the main floor had enough space for all 11 of us to spend time together .

Had a great time staying at this home near Glenwood Springs. Nicely located for skiing in Aspen without paying crazy prices for rentals in that area. The house was very spacious and easily accommodated our large group of friends with plenty of parking for 7 vehicles (or more). Beautiful river running through the back of the property with a fireplace and chairs right next to the river. The hot tub was also clean and had great with views of the river. The "apartment" is attached directly to the main cabin, which was perfect for easy access, while still giving space to anyone that wanted to get away from the main living areas. Highly recommend!
The most amazing river view and the property was so spacious! It was perfect for our family of 16 - ages 4 to 64!

Our group of 14 (4 families) stayed here for a week.
Pros: The location was perfect for our activities - hiking, hot springs, golf, fishing, cycling, tennis and pickleball. The house is on the Roaring Fork and the outdoor spaces were great for enjoying the river and the views. There is ample space to stretch out with multiple living areas and kitchens. The kitchen had most everything we needed for cooking and there are good grocery stores within an easy drive. The very large flat front yard was great for lawn games. The kids loved the in ground trampoline. The neighborhood is quiet and right off the bike path. Comfortable beds. Hot showers. Lots of parking. Good bedroom layout.
Cons: Despite the listing, the house only has 4.5 bathrooms. Not the promised 5 full bathrooms. With a large group that extra shower makes a big difference. The house was quite warm due to no air conditioning in the main house but we knew that was a possibility when we booked. It just happened to be a very warm week when we were there which made several of the sleeping rooms quite uncomfortable. There are screens on the windows but bugs were getting into the house through them. There is cold AC in the rooms above the garage. You can’t actually use the garage so note that when planning. We had bikes and other gear that ended up in a hallway. There is not enough indoor dining space for a large group. The table only seats 8 comfortably but we found creative ways to get everyone around it.

Property manager was very responsive to our issues:
1. Dirty hot tub. 2. Dishwasher not functioning. All was repaired. 2 br/2 bath up, MBR 1.5 baths and kids BR on middle, 2 BR/1 bath down. Very small common area where kitchen is seats 4 plus 2 dining chairs. Dining table so huge that cannot walk around it. Good for families, not couples. Screens are sealed with blue painters tape to keep out bugs. Gorgeous property, sadly house is not a kept up as property.

- We promptly addressed and cleaned the hot tub and clarified the dishwasher issues during your stay
- The house easily accommodates families, with bedrooms that sleep multiple guests and a large dining table to seat many
- The tape on the screens is a temporary fix to ensure they stay in place so guests can comfortably open the windows and keep bugs out. We will replace it with a more permanent solution soon
