CHECK-OUT INSTRUCTIONS:
- Check out before 10:00 AM
- Return key to the lockbox
- Prior to your departure, please tidy up the property by doing the following:
- Remove all perishable items
- Take out the trash and dispose at Big Bear Lake trash disposal site: Make sure all garbage is taken off-site to the city-provided trash receptacles. The address: 39690 Big Bear Blvd, Big Bear Lake, CA, 92315
- Load and start the dishwasher
- Wash all dishes, pots, pans, and cooking and eating utensils, including any BBQ tools if used. Don't leave dirty dishes or pots and pans. The city of Big Bear Lake has strict sanitation requirements. You can leave clean dishes in the dishwasher if washed by the dishwasher or on the dish rack if handwashed
- Leave all slept-in beds unmade. Please don't strip the beds of the sheets and blankets. The cleaning staff will take care of that
- Place all used towels in the shower
- Make sure the fire is out in the fireplace and that the gas valve is closed. Please check to ensure the gas stove and oven are all turned off
- Make sure the BBQ is turned off and that the propane gas valve is closed
- Make sure that the cover is on and secured over the hot tub. Please
make sure the hot tub jets are turned off and the temperature is lowered (80 degrees-F or the lowest setting)
- Make sure the heater is turned off and the thermostat is set to 60 degrees-F or it will result in possible pipe freezing in the winter
- Please return any games, toys, or other household items back to the same location you found them
- Please return all remote controls to their original location. The family room TV is under the TV on the mantelpiece, and the game room TV is on the foosball table
- Please double check for any personal belongings. We are not responsible for lost or forgotten items
- Turn off all lights, electronics, and appliances. Please turn off all TVs, the coffee maker, and more when you leave the house each day during your stay
- Close and lock all windows and doors upon departure
- Please don't leave a mess. The cleaning crew works very hard, pays attention to all details of the house, and strives to keep the entire house spotless and disinfected prior to your arrivals
- Additional fees will be imposed if the property is found in an unsatisfactory condition, so please return it to the condition in which you found it

EXHIBIT A &ndash; ADDITIONAL HOUSE RULES

I. City of Big Bear Lake Good Neighbor Policy

In addition to our Rental Agreement, all guests must abide by the City of Big Bear Lake Good

Neighbor Policy. The City of Big Bear Lake has strict rules that, if violated, will result in

substantial fines that you will be charged and will pay. By agreeing to the Rental Agreement,

you are also agreeing to comply with the City of Big Bear Lake Good Neighbor Policy.

1. Do not exceed the occupancy limit of seven occupants.

Do not exceed the stated occupancy of 7 persons at any time during your stay. NO

PARTIES OR LARGE GATHERINGS ARE ALLOWED.

2. No parking in street or yard, and only three vehicles are permitted.

Parking is only permitted in the driveway, designated parking spaces, and garage. This

includes trailers. The maximum number of vehicles permitted is three vehicles.

3. No amplified music 24/7.

Amplified music is not permitted to be heard beyond the property line 24/7. Close your

windows to avoid music carrying beyond the property line.

4. Head inside at 10:00 p.m.

Outdoor activities and use of the spa are prohibited from 10:00 p.m. &ndash; 7:00 a.m.

5. Take trash to dumpster locations

Trash needs to be taken to a local dumpsite. The closest dumpsite is 0.6 miles away at:

39690 Big Bear Blvd. Big Bear Lake, CA 92315.

6. No burning

The burning of any materials is strictly prohibited because of the high fire hazard of Big

Bear. The use of the gas grill is permitted, but must be operated carefully.

7. Fines will be charged for violation of any provision of the Good Neighbor

Policy.

The minimum fine for violating the rules of the City of Big Bear Lake is $500 per

violation. A second offense is $1000 per violation. An additional fine of $350 will be charged on

top of the city fine for staff to answer and respond to the call code by the city, regardless of

whether there is a violation or not.

8. Eviction

Unruly guests who blatantly disregard the rules and expectations will be evicted without

a refund. In addition, costly citations may be issued to the undersigned.

II. House Rules Summary

In addition to our Rental Agreement, all guests must abide by the House Rules for this property.

Violations of the House Rules will result in fines that you will be charged and will pay. By

agreeing to the Rental Agreement, you are also agreeing to comply with the House Rules

summarized below and also posted in the House Rules booklet, which is present in the house.

1. Tidiness: Please treat our home as your own, doing one&rsquo;s best to prevent spills and tidy

any messes. Please do not eat or drink over beds to prevent spilling on linens/bedding. Failure

to comply with reasonable tidiness will result in a minimum $300 excessive cleaning fee.

2. No Smoking: Our home is non-smoking and non-vaping. Smoking of any kind is

prohibited. A fine of $3,500 plus damages will be charged for smoking.

3. No Burning Inside or Outside: Do not burn candles, incense, or anything in the house,

for safety reasons. There is no burning of any materials outside, which is a violation of city law.

A fine of $3,500 plus damages will be charged for violation, and individuals will be subject to

criminal statutes since burning is against city law.

4. No Pets: No pets are allowed on the property. A fine of $3,500 plus damages will be

charged if a pet is brought.

5. No Littering: Please do not litter in the backyard (or use the backyard as a restroom), as

it will be subject to an extra $200.00 outdoor cleaning fee. We have cameras outdoors for

security purposes only (&ndash;there are no cameras inside the home&ndash;).

6. Noise: Please do not disturb neighbors after 10pm with loud noise. Parties are NOT

allowed. Amplified music or sounds is prohibited&ndash;sound levels should be at a level not heard at

the property line. You must respect the quiet hours of 10pm-7am (no outdoor activities after

10pm) in accordance with city law. Citations will be issued for the noise disturbances,

occupancy violations, and parking violations. Any party or large gathering will incur a $5,000

fine plus immediate eviction. Refunds will not be granted due to eviction.

7. Hot Tub: Use of the Hot Tub is strictly for adults and persons 14 and over. Use of the

Hot Tub is prohibited from 10pm-7am. Guests must follow the rules and be cautious when

uncovering and using the Hot Tub. A fine of $250 per hour will be charged if the Hot Tub is left

open more than 30 minutes after use. See the rules and more information for the Hot Tub in the

&ldquo;Hot Tub&rdquo; section below.

8. Gear: Please do not bring in outdoor gear or equipment in the house. Snowboards, skis,

bicycles, etc. are not permitted in the house.

9. Vehicle Parking: All vehicles are to be parked on the property driveway 24/7. Cars

cannot be parked along the street or in the front or backyard of the property. Street parking is

strictly prohibited by the city of Big Bear Lake (see City Ordinance 93.237) and subject to fines.

10. Heating: The thermostat is on the wall in the main hallway (across from Bathroom 1, near

Kitchen). Guests are permitted to adjust the temperature (no higher than 85 degrees-F). See

the complete rules and more information on heating in the &ldquo;Heater&rdquo; section of the House Rules

booklet in the house.

11. Living Room Gas Fireplace: Instructions for turning on/off gas and how to light gas-fireplace

are written on a label next to the fireplace. The fireplace is gas burning only. Do NOT put

anything (such as wood, paper) inside the fireplace. See the complete rules and more

information on the fireplace in the &ldquo;Fireplace&rdquo; section of the House Rules booklet in the house.

12. Toilets: Do NOT flush personal or household sanitary items in the toilet (e.g., tampons,

pads, baby wipes, prophylactic items, kleenexes, paper towels, etc.). Please dispose of such

items in the trash can. Thank you for being mindful and not flushing any items other than toilet

paper in the toilet (and in reasonable amounts) to avoid clogs and plumbing damage.

13. Smoke/CO safety: The house is equipped with smoke alarms, a fire extinguisher, and a

carbon monoxide detector in our home for your safety.

14. Snow: We provide a snow plow every time there is 4 inches or more of snow for all guests;

there is a snow shovel outside (on the side of the house under the carport, next to the patio).

For your safety in getting to/from and around Big Bear, it is highly recommended (and usually

mandatory) during winter snow that you have chains or a 4x4 at all times.

III. Check Out Rules

In addition to our Rental Agreement, all guests must abide by the Check Out Rules for this

property. Violations of the Check Out Rules will result in fines that you will be charged and will

pay. By agreeing to the Rental Agreement, you are also agreeing to comply with the Check Out

Rules summarized below.

1. Do not strip the beds: Please do not strip the beds of the sheets and blankets. The

cleaning staff will take care of that.

2. Do not leave dirty dishes or pots/pans: Please wash all dishes, pots, pans, and cooking

and eating utensils, including any BBQ tools if used. The city of Big Bear Lake has strict

garbage is taken off-site to the city-provided trash receptacles (address: 39690 Big Bear Blvd.

Big Bear Lake, CA 92315, which is 0.6 miles from the house). The city of Big Bear Lake

requires this of everyone&ndash;even homeowners&ndash;to take trash off site because of numerous critters

that can get into any cans. Trash left will result in a $25 fee (per bag).

4. Make sure the fire is out in the fireplace and that the gas valve is closed. Also, please

check to ensure the gas stove and oven are all turned off.

5. Make sure the BBQ is turned off (&ndash;close the propane gas valve&ndash;). If the grill is left dirty,

there will be an extra cleaning charge.

6. Make sure that the Hot Tub COVER is on and secured over the Hot Tub. Also, please

make sure the Hot Tub jets are turned OFF and the temperature is lowered (~80 degrees-F or

the lowest setting).

7. Make sure the heater is turned off and the thermostat is set to 60 degrees-F (or it will

result in possible pipe freezing in winter).

8. Return any games, toys, or other household items back to the same location you found

them. Return all remote controls to their original location (family room TV under the TV on

guests&rsquo; arrivals. We appreciate your help in keeping things tidy. Any gratuities left will be

picked up by the cleaning staff, and can be left on the dining room table.
