  • Terrible, Not what we paid for!

    This property was not at all as described. The basement, laundry, gameroom are not part of the actual house. You have to go outside to access them. Because of this our kids could not sleep in the basement. When we arrived there was no power in part of the basement, apparently someone plugged in a heater, burned up the plug in, blew the breaker, we had to call and they told us to open closest and flip breakers. We had several issues with water pressure, it would just stop while taking a shower then start back again later, when we called they said oh shoot that shouldn't be happening. We couldn't get heat to work, and the road noise in master from being by highway was terrible. Several of the games in game room did not work or worked sometimes. We spent alot of money on this house and it was terrible!!! I wouldn't recommend it to anyone and feel I deserve at least a partial refund for all of the issues.

    - Our listing accurately describes that the game room, bunk bed rooms, and downstairs living space, including the laundry room require access through a separate external entrance, located approximately four feet from the dining room door. We encourage guests to fully review the listing before booking to ensure they find a property that meets their needs. 
    - The power issue was entirely new to us and was addressed by an electrician this week. If you weren't comfortable flipping breakers, we would've been happy to visit the property to assist. We shared this advice to help resolve the matter promptly. While we don't live next door, we're committed to ensuring comfort during your stay, and we would've made the necessary arrangements to visit the property and resolve the matter.
    - The previous Geothermal HVAC system occasionally had issues with draining the well, which affected the water supply. Rest assured, this and the issue concerning the heat shouldn't be a problem moving forward as we just had the HVAC system replaced. 
    - We provide a map on our listing so guests can see the approximate location of the home before booking, which indicates our proximity to a major highway. While our county has a population of only 40,000, the lake, situated very close to the home, does draw people to the docks and lake access.
    - You contacted us about an issue with the games, and we promptly assisted you in fixing it. However, since we didn't hear back from you after this, we presumed the matter was resolved.
    While our goal is to ensure every guest has a wonderful experience, it's important to recognize that we can't prevent the natural course of events or the unpredictable nature of human behavior. Thank you for taking the time to provide feedback on your stay.

  • Comfy Home but Not Clean!

    The owners were nice and they were responsive when our needs needed to be met.

    We will start with the positive, when you can see the lake from the dining room table and balcony, it’s a win! It had a wonderful big living/dining area for the 11 of us to enjoy being together after a full day on the lake. We also enjoyed the game room! The arcade games were a nice touch and we enjoyed beating each others scores!

    However, a couple negatives…..it is listed as a 5 BR house. It is not! It’s actually a 3 BR house with a den in a separated basement and some bunk beds in a hallway. So it’s a bit deceiving. It’s also VERY dirty. We had to clean before putting anything away.

    But we did enjoy our stay at Robinson Roost. We all voted on 3.5 stars but rounded up because location is key to us.

  • Lots of Mice and Not Much Water

    The first thing we saw when we walked in the house was a live mouse on a glue board. I get it happens, but it's a bad first impression. That night the water stopped while we were trying to shower. It would come on for a little while and then shut off. The owner did send someone out to try to fix it but he said the well is running dry and there was nothing he could do. So all we could get was 10 minutes of running water at a time before it would shut off. As far as the mouse problem, they were running rampant the entire stay. We went out on the lake one day and came back to one that had drowned in the sink while we were away. There was mouse poop literally everywhere. The owner sent someone to come by and clean but we continued to find mouse poop throughout the trip.Our other issue was that the basement has separate access from the rest of the house. Meaning that while those rooms are under the main house, you have to go outside through another exterior door to access it. Not great for families with small kids.I rated it a one because of how unclean it was and he fact that we didn't have running water through out the trip. The location is good the game room was fun but they definitely need to clean up and get the water fixed before renting it out again.

    - To address the challenge of mice, which can at times be an inherent aspect of the 'country charm,' we've enlisted the expertise of pest control professionals to adopt a more aggressive approach. Regrettably, it appears that your visit coincided with one of the more severe instances of this issue. However, we're pleased to inform you that our pest control service has successfully resolved the matter, and we haven't had any further issues.
    - We've been addressing a challenging water issue, likely due to our geothermal unit taxing the well. When you reported the issue on the first night of your stay, we offered a full refund as an option, which was declined. 
    - As a temporary solution, we're using window units to supplement the whole house system, easing the well's strain, and so far, guests have been satisfied. We plan to replace the HVAC unit in the future, but for now, we're pleased to share that the temporary solution has effectively addressed the water concerns. 
    - We were under the impression that the separation between the downstairs and upstairs areas didn't pose any issues for your group. This aspect was discussed when we offered to refund you, but the guests with small children determined it would be suitable before their arrival. We're currently in the process of updating our listing to provide a clearer description of the property layout for potential guests.
    - The cleanliness issue was solely related to the mice, and we understand the concern this can raise. It's important to note that our cleaner consistently does an exceptional job maintaining the house, and she responded promptly to address your concerns that arose after her initial cleaning. 
    - We apologized before checkout for the inconvenience you experienced and offered a substantial discount for a future stay as a gesture of goodwill and hospitality. We understood when you shared that you weren't interested. 
    Thanks for your valuable feedback as we continue to improve for future guests.

  • It was okay.

    Decent area. There was no description to mention the bunk beds room was so far removed from the main house. We had younger kids and didn’t like not being able to have them in ear shot but it went okay however. The property could have been cleaner. We found mouse droppings inside the kitchen cabinets and caught two mice with mouse traps. The outside was also covered with spiders webs everywhere. I understand it’s Arkansas and there are spiders and willMake webs again but I don’t have to live in the area to know what’s old and dirty vs some new spiders webs here and there. The AC was also on some program and would turn the heat up to 80 in the middleOf the day and we constantly had to keep turning it down. This place brought our family together. But I wouldn’t recommend it.
