Airbnb is a booking marketplace, not a property manager. Evolve is a vacation rental management company that actively manages pricing, marketing, guest communication, and performance optimization across Airbnb, Vrbo, and other sites. Unlike traditional property managers that charge 30–50%, Evolve offers flexible plans with management fees starting at an industry-low 10%.

Management fees are only charged after guests check in and apply to each reservation’s sum total of base rate and additional fees — like cleaning or pet fees — but excludes taxes.
There are no long-term contracts and a one-time $250 onboarding fee covers professional photography, listing creation, distribution, and dedicated onboarding consultant to set up your policies and pricing.

Where will my vacation rental be listed?
Evolve lists vacation rentals across major booking sites, including Airbnb, Vrbo, Booking.com, Expedia, Google, and evolve.com. Eligible properties may also appear on premium travel channels like Homes & Villas by Marriott Bonvoy™. Listings are further promoted through search engines, email marketing, and social media to maximize exposure.

Do I control pricing and availability with Evolve?
Yes, owners maintain control over key pricing and availability settings. You can:
Set default minimum nightly rates, minimum stay requirements, and calendar availability
Create special exceptions that override your defaults for specific timeframes, like seasonal or holiday events
Turn on additional settings to provide discounts to guests or override your defaults for certain calendar conditions (like gaps between bookings)
Block dates for personal use
Evolve applies revenue optimization strategies within those limits to help maximize bookings and rental income without overriding your preferences.
Evolve connects you with vetted local service partners for cleaning and guest support, or you can use your own providers or do it yourself. You’ll negotiate the cost and pay them for their services using the cleaning fee charged to guests. We coordinate scheduling and communication when you get bookings to keep operations running smoothly.
We manage booking inquiries, confirmations, check-in details, and post-stay reviews. During stays, guests have access to local on-the-ground support from the Guest Contact you choose. Plus and Pro owners receive priority guest issue resolution with the Premium Support Desk.
All owners receive performance monitoring, revenue optimization, and 24/7 support through the Owner App, email, and phone.
Plus and Pro owners also get additional access to:
Dedicated Performance Advisor who gets to know you and your properties personally to provide regionalized support, detailed performance reviews, ongoing check-ins, strategic recommendations, and real estate consultations

Up to $5,000 in damage reimbursement per booking for Core owners

These plans also receive reimbursements for any bookings you have to cancel if damage from a previous guest makes the property uninhabitable
$1,000,000 in general liability insurance for all owners
Coverage includes guest-caused damage, excess cleaning, and injury claims. This coverage does not replace homeowner’s insurance.
Evolve provides financial reports and tax documentation to all owners in the Tax Center, as well as access to discounted tax and licensing services for Plus and Pro plans. In some locations, we also collect and remit occupancy taxes. Eligible rentals will receive IRS 1099-K forms automatically at the beginning of the year. We do not provide specific guidance on how to file your taxes and we recommend working with a licensed tax professional.
What properties qualify for Evolve?
Evolve manages entire-home vacation rentals that have a private entrance, a kitchen, and at least one bathroom. Eligible property types include houses, condos, cabins, townhomes, and similar units. Evolve does not manage private rooms, RVs, timeshares, or properties without full kitchens or bathrooms.
When working with Evolve, all properties are required to maintain compliance with our core property standards: safe, clean, guest-ready, and as-advertised.
Can I use my vacation rental for personal stays?
Yes, owners can block their calendar for personal use at any time. For best results, we recommend keeping a majority of the calendar open for bookings — at least six months per year — since greater availability improves search visibility, booking opportunities, and overall rental income.
