The Best Property Management Software for Short-Term Rentals

A look at five property management software solutions — their fees, features, and who each one fits best.

If you’d rather run your vacation rental without the help of a management company, property management software (PMS) is often the backbone of your operation. It syncs your calendars and inbox across booking sites,  and can keep many of your business details in one place.

You end up with more control and lower fees, but plenty of work left to manage. That makes picking the right tool for your needs essential.

This guide breaks down the best property management software out there in 2026 for hosts and property managers — Hospitable, Hostfully, Lodgify, Guesty, and Hostaway — what they cost, and who they’re built for.

Software is a tool, not a team — you’re still the one setting rates, answering the 2 a.m. lockout call, and revisiting your strategy when bookings slow. Hospitable

Hospitable started as an Airbnb automation tool and has grown into a full platform for self-managers and co-hosts. It syncs Airbnb, Vrbo, Booking.com, Agoda, Google, and direct bookings, and leans heavily on AI — auto-replies to guests, an AI copilot for portfolio questions, and event-triggered team tasks.

Pricing: The most transparent in this group. Their Essentials plan is free; Host is $29/month (and is the only plan with a two property max); Professional is $59/month; Mogul is quoted when you talk to sales. All plans except for Essentials also have per-property add-on fees.

Key differentiator: Automation at a low, published price, with no revenue-share fees on core tools.

Best for: Self-managing owners with one to 10 homes who want guest communication largely on autopilot.

Hostfully

Hostfully combines property management with a strong focus on the guest experience. Beyond a channel manager, central calendar, unified inbox and direct booking site, it’s best known for digital guidebooks — mobile-friendly house manuals with local recommendations and upsells.

Pricing: Hostfully now lists Growth at $15/property/month and Pro at $25/property/month. Each carries an additional platform fee. Their Enterprise plan is custom. Growth also carries a 1% payment gateway fee and 0.85% direct booking fee, which are waived on Pro.

Key differentiator: Guest-facing polish. Guidebooks, guest screening, damage protection add-ons, and smart-device integrations are central to the product.

Best for: Owners who compete on guest experience and reviews and want dedicated support in these areas.

Lodgify

Lodgify is built around direct bookings. Its no-code website builder and booking engine let you take reservations without booking site commissions. It also has a channel manager, unified calendar, AI-assisted inbox, guest app, and damage protection.

Pricing: Plans run from $14/month to $85/month depending on how often you choose to get billed. Dynamic pricing is included on the top two tiers.

Key differentiator: The direct booking website. The caveat is that a website only pays off if you can drive traffic to it, which takes marketing and SEO effort.

Best for: Owners who want to build a repeat-guest, direct booking business and are willing to sink time into marketing it.

Guesty

Guesty is designed to scale from a single listing to thousands. Guesty Lite is their most basic package, with distribution on a few key booking sites and unified calendar and inbox experiences. Guesty Pro and Enterprise add dynamic pricing suggestions (PriceOptimizer), accounting, branded booking sites, and an open API. AI agents handle guest messaging and listing content.

Pricing: Lite starts at $9 per listing per month, plus 1% taken on each booking. Pro and Enterprise are quote-based, but operators report roughly $40–$72 per listing per month, plus a 2-3.5% fee on direct bookings.

Key differentiator: Accounting and enterprise-grade owner reporting.

Best for: Owners who plan to grow into a scaled rental management business, or established property managers with dozens to hundreds of units.

Hostaway

Hostaway is an all-in-one platform aimed at professional managers who are adding homes. It pairs a channel manager with a unified inbox, AI-drafted guest replies, task automation, owner statements, and a direct booking website. Its open API connects to 300+ tools.

Pricing: Hostaway doesn’t publish prices, and quotes owners on a per-property basis. Third-party reports do note a one-time onboarding fee of $300–$1,000+ depending on your portfolio size and needs.

Key differentiator: Scale. Hostaway is built to be the operating system for a management business, with owner portals and accounting integrations that most solo owners won’t need.

Best for: Owners or managers with five or more homes who want one platform to run everything and are comfortable with a sales-led, contract-based setup.

Software vs. Management Company

Software lowers your fees, but leaves a lot of the work with you. A management company takes more of the strategic heavylifting at a larger share of revenue. Here are a few key areas where the difference can be stark.

Strategy

A PMS can automate tasks and streamline parts of your business operations, but even the best property management systems aren’t taking strategic optimization off your plate. You’re often still responsible for crafting your listing, defining your revenue strategy, and coordinating on-site operations.

Management companies range from hybrid to full-service, include the tooling owners need, and add expert human support to make sure your home is competitive in your market. Some allow you to be entirely hands-off in your rental operations if that’s what you’re looking for.

Dynamic Revenue Management

Of the best property management systems, none build a dynamic pricing tool into their base packages — and only Lodigfy and Guesty offer one on upgraded plans.

Still, owners are responsible for supplying the strategy and driving performance in an ever-changing market. Most end up turning to a separate pricing tool (like PriceLabs or AirDNA) as another self-management cost.

Management companies at minimum offer partnership in identifying where you should be priced in your market. Evolve actually prioritizes your earning potential, pairing expert revenue managers with proprietary SmartRates technology to shift your rates daily — keeping you in line with market demand and outperforming similar listings without you having to lift a finger. (It’s why our owners earn 18% more revenue and book 9% more nights than the market average.)

Protection

For most property management software, a damage protection option (if there is one) is an add-on. The software is meant to simplify your ability to self-manage — it’s not there to protect your home from damage and liability.

This is actually also the case for many management companies. In our research, we weren’t able to find any top solutions with risk protection built in, except for Evolve. We know peace of mind is important when renting out your home, which is why our owners get up to $5,000 or $10,000 in damage protection per booking (depending on your plan), and $1 million in liability insurance.

Time Investment

No surprise here. Before you’re still responsible for managing your rental with a PMS, you should expect to spend a lot more time on business essentials than you would with a professional management company.

Management companies give you the backing of dedicated human support — so your listing gets professional polish, pricing is actively optimized, and guest questions get answered.

Cost and Payment Structure

Most PMS options are a fixed monthly cost per listing, often with the addition of booking or payment fees. Management companies charge a percentage of booking revenue, so their costs rise and fall with your income.

Is Property Management Software Right for You?

The right answer depends less on features and more on how much of the business you want to run yourself. A PMS is a good fit if you want:

  • Low-cost automation
  • Total strategic control over pricing, listing optimization, and channel management
