  The best term that I have for this property is that it is tired and worn out. We received a message with the check in instructions that the oven was not working. As it had not been working for a previous reviewer in July, we can only assume that there were no plans to fix it. They warned that the game room could flood, but that might be taken care of by cleaning out the drain located in front of the door to that room. Cleanliness was ok. It just overall needs some tlc, deep cleaning, new paint here and there (like on the back door that just looks like mildew). Sheets on the bed did not fit adequately so they came off during the night....every night. Pictures of this place had to have been taken years ago.

  The right vacation home is everything, and we’re sorry this one didn’t fully meet your expectations. We followed up with the homeowner after reading your feedback, and they wanted to share the following:
  - The oven has been inconsistent, sometimes working and sometimes not, so the homeowner has decided to replace it altogether. The stove is functional, but because it’s a gas unit, there have been some complications with repairs. These are now in the final stages of being resolved.
  - A deep clean has been scheduled to address areas like the back door, and the homeowner is reviewing linens to ensure sheets fit properly and comfortably for guests.
  We appreciate your thoughtful comments, as they help guide improvements and ensure future guests enjoy a smoother and more comfortable stay.

  Quiet and secluded location with a beautiful view of the river. Home was spacious and provided alot of amenities/necessities. Location is a dead zone, so this was a much needed disconnect, phones worked w/ wifi.Access to the river is about a 2 block work across the yard, keep in mind if there's rain before your stay - it will be muddy. Once you cross the yard you're greeted to a beautiful view of the Shenandoah River. The picnic table and fire pit on the edge made it a popular spot all weekend. Definitely recommend and plan to come back again with the family. Only knock was some lack of cleanliness hence the 4/5 - lots of cobwebs in corners/fans, dust/dirt (very noticeable in the game room), stains on kitchen walls, dusty/dead bugs window sills - you can tell it had been sometime in between stays or the cleaners are not being honest with the owners aside from that minor inconvenience everything else was perfect and made for a great family trip.

  To begin, we received an email from evolve ( or the property managers on Thursday) less than 24 hours prior to check in.Saying the back yard leading to the river was not able to be mowed due to recent rain and flooding.In addition, there was a leak in a sink that was just discovered and they were waiting for a plumber to arrive Friday morning, and they would let us know if it could be fixed.And that the oven doesn’t work.1.The Yard:When we arrived, we noticed the grass and yards were very overgrown and looked like it hadn’t been mowed or weeded in weeks, made it look like an abandoned property.It was about 6-7 inches, not able to use the front yard, side yard, back yard around the fire place, or get into the shed. Because the grass was so tall there were also a lot of mosquitos. 2.The game room:While we can appreciate the game room, it was extremely filthy dirty, not cleaned or kept in shape for a long time. There was also trash left in the cans and it smelled so strongly of POT that we were unable to use the room3.The shed:The steps leading to the shed are broken and not nailed down and very dangerous. 4.The house:there was black mold in the master bathroomWe would like to ask for some kind of reimbursement for all of the above issues. Hopefully this feedback helps you to prepare for the next set of renters. Looking forward to your response.

  From the Owner: "Thank you for your feedback. As mentioned, the leak was discovered the day before your arrival. We were able to have it repaired before you checked in—we just wanted to give you a heads-up in case any workers were still on site.
  Our regular lawn service, whom we’ve trusted to maintain the yard, fell behind due to frequent rain. However, we had our neighbor mow the yard the following morning, and we hope you were able to enjoy the outdoor space for the rest of your stay. We’ve since hired a new lawn care provider to ensure this doesn’t happen again.
  Regarding the game room, we apologize for the condition. I’ve spoken with our cleaner and made sure it will be properly addressed moving forward.
  We’ll also take care of the other concerns you mentioned as soon as possible. The bottom part of the oven will be fixed shortly—there was a delay in both technician availability and the arrival of the necessary part.
