  We recently stayed at this rental property on the Trinity River and were disappointed by the overall condition of the outdoor areas and lack of maintenance, which significantly impacted our experience. The front and back yards were severely overgrown. The bushes along the front porch were so unkept it was impossible to sit and enjoy the space, which was a real letdown. The backyard was essentially unusable due to the tall grass, and the side path leading down toward the water was not navigable—especially difficult for older guests in our group. Between the shed and house, there was visible junk scattered around, which was both unappealing and unsafe. Under the deck was cluttered with garbage (including old beer bottles), and the trellis meant to hide that area was poorly constructed with large gaps, exposing all the mess and making it a total eyesore. The grill provided was rusty and unusable, but thankfully we brought our own. The boats were not stored properly—instead of being on the dock, they were flipped over in the grass, extremely dirty, and obviously neglected. There was also a dock washed up and left in a junk pile next to the boat storage shed. There was a cut-in-half water tote filled with stagnant water and lilies growing in it. This not only looked bad but was a clear mosquito breeding ground. This should be removed. Inside, the house layout was good and the five bedrooms worked well. The house has potential if given some TLC and was well maintained.

  - We cleared and trimmed the yard after your stay and organized the outdoor areas so porches and pathways are easier to enjoy.
  - We refreshed the BBQ setup to ensure it’s guest-ready moving forward.
  - Recent river storms and flooding caused a large wooden raft to lodge on a fallen tree; we’re waiting for safe water levels to remove it.
  - Our kayaks and pedal boats are stored upside down intentionally to protect them from rain and falling leaves in our countryside setting, keeping them ready for guest use.
  - We’re committed to ongoing maintenance and improvements so the outdoor spaces match the comfort of the home inside.
  Thank you for the thoughtful feedback—we’ll use it to keep improving for future guests!

  It was amazing!! A lot of activities to do for the kids,our kids had a lot of fun. Thank you for your hospitality we really enjoyed staying at your home very peaceful and beautiful.
