A short drive out of town but quiet and beautiful view. Did not see the longhorns or donkeys.

Very clean, great morning view of animals, a little dusty but it is to be expected in Texas on a ranch. It is pretty far out, and the roads are not well lit at night. This property has a few ways to rent, and I could see how it would be a GREAT place for a group to stay. I know in town there are some noise policies after 10PM but I don't know if that would be a big deal this far out. If I were taking a loud group I would probably book again, however for just myself and my husband the convenance factor was not there. It is close to a few of the wineries, but not the ones we typically frequent when we are in town and some are pretty new.

Overall very disappointing stay which is tough because this was our first time using Vrbo. Check in was seamless and the place was clean. The location was OK, you have to get out of car every time to open and close gate to avoid animals like donkeys getting in. Not a big deal, but somewhat annoying. The night mare began the first morning we were there. We arrived late the prior night and went straight to bed. The following morning we brewed a pot of coffee and laid down on the couch to begin planning our day and weekend. Within five minutes of getting to the couch the power to the whole building went out for approximately thirty seconds to a minute. It flipped back on, however, the power to the bedroom was gone as well as the bathroom, including outlets. Not a big deal. We contacted property manager stating what was wrong and he quickly responded saying that he's sending someone out. "Great!" we thought and went about our day without a second thought. We get back to the Vrbo only to find out that the power is still out in the bedroom and bathroom when it's dipping to the 30's outside at night. To make matters worse, is that the bedroom is on it's own system with a window unit for climate control and was out. Property manager claimed that handyman came out to replace the breakers and everything was functioning. That wasn't the case at all. We had space heaters but they didn't provide much. So we contacted him and informed him they were still out when we got back around 9:30 PM. We froze that night, followed up by my wife having to get dressed in the living room because of the power being out in the bathroom and bedroom. While she was getting dressed I sent a detailed video of what we were experiencing for the handyman when they return. Here's our exact conversation:8:15 AMMe: (Sent video explaining items that were not working)PM: "Thanks for the video! I'll let you know when the maintenance will be out there to address the issues.9:27 PMMe: "Did anyone come by?"PM: "Yes. I'm they reset the breaker."Me: "Can you confirm that everything works? Thanks again for the quick response."11:19 PMPM: "Everything was working."It wasn't working AGAIN. I sent another video on check out and have been left on read with no response.DO NOT STAY HERE. We froze for two nights straight and I don't believe a thing PM has told me. I'm currently researching ways to file a complaint with Vrbo, as this is totally unacceptable.

If you would like to give us another chance, we would like to provide a substantial discount to try and make things right.

My mom and I went to Fredericksburg for a weekend away. Had a relaxing time watching the sunrise/sunset and all the deer on the property.
