Linens, Soaps, Toiletries, Firewood: Property owner provides an INITIAL SUPPLY of bath soap, toilet tissue, dishwashing soap, dishwasher soap, and paper towels. Additional supplies are the responsibility of the renter. We also provide bed linens and bath towels (not beach towels) for each rental. Kindling is NOT provided; we suggest you bring duraflame fire starters or kindling if you intend to burn the fireplace.

Damage/Extra Cleaning: Property owner does a walk-through to assess the condition of the property before and after each rental. Upon your arrival, if you find anything broken or out of the ordinary, please call our office to report it; otherwise you may be deemed responsible. As renters, you must assume responsibility for any damage or the need for extra cleaning that occurs at the property during your stay that is not covered by Property Protection Program fee. Examples: stained carpets, furniture, or walls

Hold Harmless: Property owner will not be liable for any damage or injury to you or any other person or to any property occurring on the premises during your stay. You further agree to indemnify and hold harmless the property owner for any claims based on personal injury or property damage sustained by any person during your stay. You are specifically advised that the property owner’s insurance will not cover damage to your personal property. You agree that property owner is not responsible for any loss or damage during the term of the rental contract. You agree to carry insurance covering all of your property located in the unit or bear full responsibility for its damage including damage from fire, water, theft, or any cause.

House Rules: 

• Place trash bags in trash cans located on the property. Trash is picked up Tuesday in the early morning (if your stay is during the week, please wheel the trash bins to edge of drive and move back after they're picked up)

• No smoking (outside only) Please pick up after yourself. If cigarette odor is present in the house then the traveler will be charged for ozone cleaning. 

• Smoking is not allowed inside, only out side area and cigarette butts must be disposed of in the proper trash containers. 

• Quiet hours after 10:00 PM

• No loud parties or large gatherings. Overnight guests are limited to the number listed on your rental agreement.

• No loud amplified music. Loud Noise is not allowed, respect the neighbors.

• No lifeguard is on duty. While swimming or boating have a buddy and have an adult present at all times.

• Children should not be allowed to eat or drink in the living areas (eating and drinking should only be in the kitchen or dining table area.) Upholstery is covered to help protect from accidental spills. Keep covered to help keep all travelers comfortable and to keep costs down. 

• No jumping or standing on the furniture. Sofa, bed, chair, etc.

• Doors that are locked are locked for a reason. Travelers are not allowed access to these areas. 

• No smoke or pets are allowed inside the house. If evidence of either one is found in the home traveler will be responsible for Ozone Re-purifying cost of $500. The Property Protection Program fee does not cover unauthorized pets or smoking. It is not considered accidental damage. Please respect other guests when they visit the home.
• Property owner will not be liable for any accident, personal injuries that might occur while in the house, on the property, or around the water area. We ask that you use common sense, be safe and have fun.

• Any violation of the house rules will result in eviction from the property, and forfeiture of any remaining days left on the rental agreement.

• There will be a $250.00 fine if the Sherriff’s office is called out because of violation of the “House Rules Rental Policy”. This could also result in eviction from the property, and forfeiture of any remaining days left on the rental agreement.

• Our home is in a residential housing community. Please respect and be courteous to the neighbors.

• Traveler will receive 2 sets of house keys. Return keys to the lock box at checkout. 

• Above all have fun and enjoy your vacation.

• Do not attempt to drop your watercraft in to the water off our or neighboring property. Look in the house jotter for the closest public boat ramp drop.

• Bed bugs – This home is a non-bed bug environment.  We ask that our guest coming to stay at our home to make the proper preparation with their luggage before arriving.  For more information please reach out to local contact prior to arrival

• Accidental damages – We understand there are accidents that do happen ( That is why you have renters insurance. ) If something does get broken please take a picture of it and text it to 214-997-4462 and place the broken item in the closet of bedroom 1. Please fill out damage item claim report.

• Registration - A registration form sent by the owner 3 days prior to check-in is required to be filled out and returned before arrival.

• Parking - all guests must park only on the property in the driveway. If you need additional parking spaces, guests can park on Berrylanding on the property's side of the street. 

•The property is private as signs posted indicate - please inform the local contact of anyone that is not a guest that is trespassing. This is for your protection! 

•Exotic cooking spices are not permitted - if odor of spices is present the traveler will be charged for Ozone cleaning

•The septic system is sensitive, please do no over fill with paper or put food down the kitchen drain. Please dispose of food in the trash can.

•Do not pour grease in the drains

•There is a shoe box outside for dirty shoes and a feet wash bucket and towel, please clean any dirty feet before going inside

•Please remove outdoor cushions if it begins to rain, for later enjoyment

•Please water the patio plants every other day if your stay is longer than two days.

•Red patio umbrella - please close and tie when it is windy or not in use

•Upholstery is covered to help protect from accidental spills and sticky fingers. Keep covered to help

•Stay within the property line: Your lakefront is from the Brick patio on the west to the end of the Wooden boat slip on the East. Some neighbors have issues with property lines.

● The decorative bed accessories, pillows, comforters are not for sleeping - please remove put in closet. Extra useable sleeping linen are found in the closet of each bedroom. ( if stains are found on the decorative bed accessories you maybe charge a dry cleaning fee.

● Re­useable items in the house are for your enjoyment, other non re­useable items maybe for sale, like Firewood. Contact the local contact if you have question on non re­useable or read the house Jotter.

● The Basket of fire logs by the fire place is for our guest to use if needed. There will be a $ 25.00 charge to your credit card if you decided to use the wood.

● Do not throw left over food outside on the ground {This will attract wild animals ) Put in trash bag into the outside trash bins.

● Cooking outside: If you plan on using a Deep Fryer (Do not use on patio deck) use on graded area 5ft from any wood structures or dried grass areas.
