So wanted to love this place... the location was private nestled among the pines right on the river. The views of the river from the deck as well as the many windows in the house were fantastic. The layout was great and the place was thoughtfully furnished and relatively clean - except for the carpets - alot of gross spots... even a spot cleaning would have made a huge difference! But the real deal breaker for us was the water... REALLY smelly. Hard to even take a shower! For me the minuses outweight the pluses. Wish it wasn't so...

This property is managed by a company not an individual like other VRBO properties I have been in. I emailed and called the contacts listed by the property management company 4 times and never heard back. when we arrived the house instructions say not to contact one of the 3 that I had already tried because they had "parted ways"There was no hot water for our first 24 hours as the breaker had been tripped and no one knew. It doesn't mention anywhere that the water is sulfur water and will smell like a fart if you don't run a lot of water. The dock is not described properly or shown in pictures so you can see that it is not usable during low water conditions. Due to how close tankers pass this house my boat received thousands of dollars in damages when it went under the dock and got thrashed by oil tanker wakes. The neighbor lady was taking pictures of us and our vehicles when we were trying to fit our trucks and trailers into the parking area which is tight. She was taking pictures and pointing us out to neighbors as if we were doing something wrong. We made the best of it and had a good time but we will not be returning to this property. I will also be checking to see if a property is managed by a management company. I do not believe that was mentioned in the property listing on VRBO untill after we had reserved our vacation.

This cottage is in a great location and we loved the seclusion and being right on the water where we could see the big ships. The view from inside and out is amazing. That alone helped our rating. We enjoyed renting a boat and being able to park it at the dock during the day and keep it overnight at Hurricane Joe's Marina. With a little work and updates this cottage has great potential. However I don't feel it was worth the price this time.Cons:*Given wrong key code and it took 3 attempts to get a response.*The cottage needs a deep clean. The carpets were stained as well as some of the bedding. Baseboards, corners, etc, walls need touch ups and attention.*The deck furniture was cheap plastic and very dirty / dingy.*The garbage / recycling instructions were confusing and we had difficulty finding the outside container (at a location not near the house) because it was not clearly labeled as instructed. The label was faded and illegible.*The instructions to strip the sheets but not blankets is off-putting. First, the mattress cover and one of the pillows was stained and nobody wants to see that. Second, it sounds like the blankets are not washed between guests. *Handwritten notes and instructions everywhere need to be updated.*There are no closets or dressers for clothing. Guests really need a place to put their things.*Some of the towels are faded and frayed and need to be replaced. With a little bit of extra attention this cottage could be amazing. Give it a chance but be prepared for the above.
