• Beautiful views, but not a 4BR house

  The views are beautiful, the main living area is comfortable and the location is convenient to Cannon and Franconia. Unfortunately, the property description was incomplete and misleading, which led to a disappointing stay for our party of 8. This is basically a 2 bedroom house (as it is described in recent real estate listings) with an unheated, windowless 3rd bedroom in the basement. What the owner calls a 4th twin bedroom is just a sleeping space, with no window and no heat, accessed by walking through the master bedroom; this configuration means that the master bedroom is also not a private bedroom. The game room is also unheated, thus unusable in the winter. The gas grill (a feature touted in the property headline) was not operable, stuck in the garage with a broken grate. The management company, which was frustrating to deal with, offered a small reimbursement for all of the above that we did not consider satisfactory. (The property description has not been corrected/clarified as of this writing.)

  If you have 4 to 6 in your group and don’t want to use the game room or gas grill in the winter, you will likely enjoy this house; otherwise, look for something else.

  - We understand your concerns about the bedroom configurations, and we have updated the listing to clarify the layout, including the nature of the adjoining bedroom.
  - We apologize for any inconvenience with the basement suite. It's fully equipped with a living area, dining area, private bathroom, gas-operated fireplace/stove, ample natural light, ventilation, and an adjustable thermostat for comfort.
  - In response to your feedback about the futon in the basement suite, we apologize for any inconvenience. The futon is not generally used. The house is advertised for 8 guests and the available beds in the house will accommodate 8 people. We want to assure you that extra blankets were and are available in the closet in the queen bedroom, and we will ensure that this is clearly communicated to future guests.
  - As for the game room and outdoor grill, we have taken note of your comments and have addressed these issues promptly. Portable heaters have been added to the game room, and a brand-new grill has been installed in the garage to replace the faulty one.
  - We regret that your experience did not meet your expectations and that you found dealing with Evolve frustrating. Our goal is to provide excellent service, and we apologize if we did not meet that standard. However, we're grateful that Evolve supported our decision regarding the monetary resolution.

• Wonderful time at the house

  We, group of friends, had a very nice time at the house. House was clean, cozy and spacious, kitchen equipped very well. Living room has a wonderful view of the mountains! Hot tub very big and everyone enjoyed it after skiing. Robert was always available, when we had a question.

  My friends and I recently had the privilege of occupying this charming summer home for our annual week-long retreat, and it's safe to say we've had an extraordinary experience. The aesthetic appeal of the property surpassed our expectations, proving to be even more impressive than its photographic representation.

  Our days were framed by the breathtaking panoramic views, which became a beautiful backdrop for our week. Each sunrise and sunset painted a new masterpiece, showcasing the natural beauty of the surrounding landscape. The celestial theatre, punctuated by moonrises, shooting stars, and rainbows, created an unforgettable spectacle.

  The home itself was an oasis of comfort and relaxation, featuring amenities such as a welcoming hot tub. We found ourselves frequently basking in its warmth during both early mornings and late evenings, with the picturesque mountain scenery for company.

  Venturing out, we were delighted to discover that Echo Lake was only a short 10-15 minute journey away. We managed to carve out some quality time to explore its serene ambiance. Additionally, the close proximity of Flume Gorge and Whale's Tale Waterpark offered us a chance to enjoy some adventure and fun-filled experiences.

  In summary, our stay at this summer house was an amalgamation of comfort, adventure, and scenic beauty. The property has left us with cherished memories that will be treasured for years to come. We look forward to returning in the future and can wholeheartedly recommend this home to any prospective vacationers.
