Booked this house for a quick weekend getaway. We wanted to have lake access which it definitely does. Overall it’s essentially as advertised. Checkin was easy and the kayaks were nice to use. Cleanliness was subpar. The hot water smelled terrible. There’s obviously an issue with the hot water heater. The main fridge did not seem to be working properly when we arrived as it was not keeping anything cool. Went to use the grill the first night to find it was a rusted mess with live mice living in it and sitting on the grates when we opened it. It’s in the woods so it’s expected there’s going to be bugs, etc. however there are a ton of bugs inside and out. One of our guest woke up cover in bug bites one morning. Must have had something in their bed. When we messages the rental management company they were apologetic but told us to reach out to the owner of the property to address any issues. We will not be staying here again.

Hi Kurt, thanks for letting us know about your stay. We followed up with the homeowner after reading your feedback, and they would like to share the following:
-"We are glad you enjoyed the location!
-Regarding the smell in the hot water, please rest assured that it comes from well water, which has been thoroughly tested and is completely safe. We've taken steps to address this issue, including draining the hot water and cleaning the tank on two occasions. Our next planned upgrade involves the installation of a whole new system. Additionally, we have a filter and water softener in place to enhance water quality for our guests.
-We wish to inform you that we are presently in the process of upgrading the grill. We're purchasing a new one for our guests to enjoy.
-To ensure your utmost comfort and hygiene, please rest assured that we regularly clean and refresh all our linens and bedding.
-As for the fridge, it's brand new, and we've verified its temperature using a thermometer—it's maintaining a consistent 38 degrees to keep your items fresh.
Our commitment to all our guests is to make the best possible stay, and we look forward to this property hosting many satisfied guests as evidenced in all other reviews."
We absolutely loved this property! Within 30 minutes to Shell knob, 1 hour to Branson. Off the beaten path, but still had neighbors around. Home is well equipped with everything we needed - grill, kitchen utensils, cook ware, etc, kayaks, linens, bedding, shampoo - everything! pet and family friendly, but do be ware that outside is very steep to get to water - may not be great for littles. Other than that, its perfect!

We were a family of 8 and the home is clean, beautiful and the AC worked great! It was quiet and we had no major issues :)
The biggest bummer was the picture to the lake looks level....it's definitely not! It's also full of washed in branches. We were hoping to utilize the kayaks and paddle boards but it's too treacherous of a walk and no place to put the kayaks in.....really bummed us out, it was one of the main reasons we choose this house.
We did have some suggestions however. We did run out of toilet paper, paper towels and trash bags. We purchased some on our own. Directions to run the upstairs TV, we had a heck of time figuring out how to get it to turn on. The downstairs shower we could only get cold water to run....so we all had to use the same bathroom for showering. Also, definitely need to have an iron and ironing board available! It surprised me that there wasn't one, seeing how people traveling stay here and stuff is crammed in a suitcase.
We thoroughly enjoyed our stay at Mod Table Rock Lake Home! Directions were perfect and we appreciated the bicycle mailbox to help us find it in the dark! We traveled with a group of 7 of us - mom/dad, daughter and her husband, other daughter and her fiancé, and grandma. Most everything in house was on 1 level, making it easy to move around. 3 bedrooms and 1 bath on main floor, 4th bedroom and 2nd bath plus laundry on basement level. The living room areas on both floors made it easy to spread out after a long day on the lake. We really appreciated the second fridge in basement storage room. We found the kitchen had everything we needed! Grill worked fantastic. There were lots of little extras - like aloe! - which we also appreciated after a long day on the lake and someone forgot sunscreen! We rented a boat from Kings River Marina, the gentleman over there was so nice and helpful. We did a 2 day rental which came with a boat slip to store over night. The drive is about 30 minutes to the marina, even though you can see it right across the river. We did kayak to the marina once, but with 4th of July traffic, decided that wasn't a good idea. Walk to water is steep, but so what. Shore line is still covered in downed trees, so not easiest to pull up to with boat. We saw multiple deer and even 2 fox close to the property! Loved mornings walks and coffee on the deck. Our only suggestion would be a screened in deck - tons of bugs in July! But we made that work too. We definitely would stay here again! Already looking at dates for next year!
Had an amazing time! Recommend Dogwood Canyon and Top of the Rock. Beautiful lake view and loved all the extra amenities.
