Our experience was brief and had a horrible ending.
We arrived Tuesday night before Thanksgiving. We had a long 6 hour drive from Tennesse. When we arrived it was pouring rain. We were so happy to have a dry place to order some dinner to be delivered.
That happiness was short lived.
The Heater in the downstairs would not kick on, even though the thermostat seemed to be set correctly.
The refrigerator did not have any power and had been off for days. The WIFI did not work.
The property manager came by. We reset breakers, looked around, checked on things for about 30 minutes. When they could not get issues resolved, we had to leave and go check into a hotel. The temps were going down into the low 30’s over Thanksgiving. We also had perishables and needed a refrigerator.
The bedrooms were very stark, kind of look like a place that traffickers or refugees would stay with multiple beds in each room. No televisions in any of the bedrooms, I don’t remember seeing any dressers very stark old indoor outdoor carpet in the upstairs.
Now comes the worst part, I had paid around $2000 for this house for several nights. Once we could not stay there and we checked into the hotel, we did not want to try to go back to that house even if they would’ve tried to fix the refrigerator. I notified evolve, which I guess is some AI property management company. Even though I never stayed there for more than an hour. They would only refund me half of my stay. I still don’t see it deposited into my account, but I am hoping they will keep their word and refund at least that amount. I am shocked. They didn’t refund everything. If you are planning on just having a fraternity party and just need a place to crash this place could work, other than that I don’t see any reason to ever rent this house. It’s horrible and this company evolve, I will make sure not to rent any VRBO where they are Involved.
The house was great, had enough room for everyone, was a great location, the only problem we had was the internet could not access it one of the guests paid 10.00 just to use it. We tried the password and the network, but nothing worked. Would rent again if I returned to Atlanta. Thanks J Dade

The outside property and foundation of the home is beautiful. However, the house is very old and needs a lot of work. Plumbing was terrible, the sinks were clogged in the kitchen and the downstairs bathroom had a lot of toilet issues. The house was not fully clean when we arrived and there were gnats and water in the sink. Unfortunately we did have bugs that were found under the couches. The lights flickered a lot. The house did not look like the photos online. However we made the best of the situation and had plenty of space for our family. I didn’t get any replies from the house manager about issues.

- The plumbing issues seem to have been caused by improper use of the kitchen sink disposal, which we resolved after your departure. The downstairs toilet was recently replaced and had no prior issues, so we’ll investigate further to ensure everything functions properly.
- Regarding cleanliness, the home is thoroughly cleaned before each stay, and we’ve reviewed your comments with our cleaning team to ensure the highest standards are maintained. We couldn’t confirm the presence of bugs or gnats during this time of year, but we will inspect the home thoroughly.
- The flickering light in the living room was addressed with a temporary solution while awaiting repairs.
