  Overall the house was nice and the location was very convenient to Rosemary and 30a.

  We had a couple of issues, main one being the front door would not open/we couldn’t get it to actually unlock bc the latch was off. We ended up having to tape the hole over to be able to get in and out. There were wall AC units but they weren’t very strong and the property had put in window units to help keep it cooler, but being it was over 90 degrees outside it was never really cold in the main living area or master bathroom. The towels are in definitely in need of replacement. They were discolored, a couple had holes and looked dirty even though I could tell they had been washed.

  The property manager was responsive and gave us a late check out which was nice. Overall it was fine, I think the property could use a little refresh and maintenance.

• Poorly Maitained rental, lots of issues

  There were major issues everyday during our stay at 16 Valerie Way. Beginning on arrival day when we found the bed sheets to all be dirty and the 3rd floor king bed was saturated with water due to a leak. We notified the owner immediately and someone was sent out. They admitted that they didn't change the sheets when they cleaned the house prior to our stay because "the beds were already made". The sheets on the king bed were so water soaked the cleaning person had to throw them off the balcony. She told me since we couldn't use that room the owner said he would give us a discount and they would send someone out to take care of the water soaked mattress and leak the next day. No one ever came. The 2nd day the downstairs bedroom toilet started overflowing raw sewage and flooded the bathroom floor and into the kitchen. A plumber was sent out the following day, so we were unable to use showers, flush toilets,or even run water for 16 hours because it was so backed up that whenever we ran any water even to brush our teeth, the downstairs toilet would literally spew raw sewage! We had to tell our kids if they needed to use the restroom they would need to go to the pool house! The plumber said the line was clogged all the way to the street and he found tampons. No one in our family was on their cycle so this had to be the cause of previous guests. The 3rd day we went to see if the king bed on the 3rd floor was dry because my daughters didn't want to sleep downstairs on the sleeper sofa because the wall AC had stopped working and it was hot. We discovered that the carpet was saturated with water from the leak that was not attended to. This was also reported to the owner and someone was sent out. The service person pulled part of the carpet up and placed a dryer/heater in the room to dry out the room. This made the 3rd floor like an oven and unbearable to sleep in. I completely understand that some things can happen that are out of the owners control, but there were major issues that occured daily that disrupted our beach getaway. we have booked houses in this neighborhood multiple times, but this house is clearly poorly maintained. It was apparent the plumbing had backed up and flooded the same area before because the floor was buckled in that area. The only wall ACs that worked was 1 bedroom on the 2nd floor and 1 bedroom on the 3rd floor. in the rooms where the wall ACS didn;t work were vented to the outside through the windows and tapped up with cardboard

  We had a great time in this property. It was very clean and nice. As it is right across the beach it was very convenient. I will surely go again, if I am visiting that part of FL.
