This home is fantastic! Located near Denver and in Arvada, this property was very inviting. From the koi pond in back, to the large, open living room, to the redone kitchen, the owner has made sure the house is a nice place to stay. There are some minor quibbles, however. First, the listing has it as 2 bathrooms, but you have to read the full listing to see it is 1.5. Four of us stayed here thinking we’d have two showers. We did not. Second: there is a folder with house rules including trash days and such. The folder and the email from the Evolve team were not the same. It took writing the owner to know what to do. It was a little nerve wracking as we were worried we would be charged if we had done it wrong.Third: if you are a person who needs darkness to sleep late, know there are really nice skylights throughout the house that bring in a lot of light. If you need darkness, avoid those rooms. Overall the house and area are great. If it’s just my partner and I traveling to the Denver area again, we would stay here, but with teenagers, this house needed a second shower and maybe some more comfortable pillows.

Overall, this is a superb little rental home, especially at this price point. Nicely maintained, tidy, VERY clean, and conveniently located. You can tell the owner genuinely cares. Kitchen was large and very well-equipped, and the expanded family room was fantastic. The backyard was much more interesting and entertaining than most homes. I'm sure summer would really be enjoyable with the foilage and excellent covered sitting area. We were there from Georgia to visit our daughter in college so the Colorado cold was no fun for us. The HOUSE was warm and all the mechanical components were newer/renovated and worked well, but I know now I would never install a tankless water heater unless I liked cool showers. Visitors might also appreciate a little more comfortable/larger beds, at least in one bedroom. Only had one minor issue the entire stay and Brad responded immediately, on Thanksgiving week.
