• Bait and Switch Overpriced 1970s time capsule

  This owner uses Evolve as booking agency. I was charged $575 a night booking 5 months in advance, The advertised "average" rate was $275 per night. There were $1,000 in add-on fees on booking so the actual nightly rate we paid was almost three times the advertised "average." The property is a 1970s time capsule. Nothing, absolutely nothing has been touched since the place was built. The kitchen lacked basics like cutting boards and tongs. The oven was disgustingly filthy. Some bath mats were not laundered. A throw in the family room was covered in food stains. The location was not .10 mile from the lake as claimed. It was actually down a very steep hill on a busy road more than a mile from the nearest beach with parking access. Walking to the lake was out of the question. The stairs to the side porch appear ready to collapse, an accident waiting to happen and unlikely to survive the next hard winter. Trees over the driveway in sore need of trimming. The property simply reeks of neglect.

  - Evolve carefully set competitive rates for our property after a thorough analysis of the property itself and the surrounding area. VRBO strives to be transparent with guests at every stage of the booking process and do break down all rates and fees before the reservation is confirmed.
  - We were confused by the comment about a lack of chopping boards, there are three built-in chopping boards, and in the cabinets, there are three additional portable cutting boards. We provide six sets of kitchen tongs in various sizes, but we're sorry to hear you missed them.
  - We use a cleaning service to have the home professionally cleaned before each guest's stay, we followed up with our cleaning service and they confirmed that the oven was cleaned prior to your stay. We wish you had reached out to the Guest Contact during your stay to address any issues or concerns you may have had, we would have been more than happy to address them immediately.
  - We take our listing accuracy seriously and can confirm that our listing photos depict our property accurately. However, we have since had the upstairs repainted and installed new carpet, we have a new leather love seat in the downstairs living room, new lamps have been added to the upstairs family room and we have installed a new comfort height toilet in the powder room.
  - The exterior entry stairs were never unsafe, however, we have since had them replaced.
  We do all we can to make the best possible stay, and we look forward to this property hosting many satisfied guests.
