Mid-Term Rental Add-On Terms and Conditions

These terms govern your enrollment in Evolve’s Mid-Term Rental Add-On (“MTR Add-On”), which provides access to purpose-built distribution channels, operational support, and pricing tools for rentals of 28 nights or longer.

Eligibility

  • The MTR Add-On is required for listings with a minimum stay of 28 nights or longer
  • You must be in good standing under your Vacation Rental Management Agreement (the “Agreement”) to enroll and maintain access. If your Agreement is terminated or suspended, MTR Add-On access ends as well
  • The Add-On is per listing. Each property with a 28-night or longer minimum requires its own enrollment. Properties with a min stay below 28-nights may be provided the opportunity to elect to enroll in the Mid-Term Rental Add-On

What’s Included

  • Distribution on additional, MTR-specific channels, in addition to Evolve’s standard distribution channels (Airbnb, Booking.com, Evolve.com, etc.). Channels may include those such as Furnished Finder, Zillow, Apartments.com, and Blueground. Inclusion on any specific channel is subject to that channel’s requirements and Evolve’s discretion. Evolve may add or remove channels at any time without notification. Costs associated with having your listing distributed on these sites are covered as part of the MTR Add-On fee
  • Evolve will support pricing for your listing, in addition to guest inquiries. Pricing will be determined based on your pricing setting and may be set based on a flat monthly rate structure but is subject to change

Fees and Payment

  • The MTR Add-On is an annual, non-refundable fee and is first charged when you enroll in the MTR Add-On. This fee is separate from the standard Onboarding Fee. Pricing for the MTR Add-On may vary based on your Evolve management plan, and the cost will be disclosed when you enroll in the MTR Add-On offering
  • The fee renews automatically each year based on when you enroll in the MTR Add-On. You’ll receive advance notice before each renewal
  • The fee is a pre-paid annual benefit. If you cancel the Add-On or close your listing before the year ends, the fee is not refunded. See ‘Term and Cancellation’ section below for additional details
  • Payment is charged to the card or payment method on file (Sections 9.6 and 9.7 of the Agreement). Failed payments may result in suspension of Add-On access
  • The standard Evolve Management Fee (10% Core, 15% Plus, or your Pro management fee) and any other applicable fees shall apply to MTR bookings and are separate from the Add-On fee
  • Owner payouts for bookings of 28 days or longer may be subject to an adjusted payment timeline

Owner Obligations

  • Stays of 28 nights or longer may create landlord-tenant obligations under local law. You are responsible for compliance, including any required licensing, disclosures, tax filings, and eviction procedures if a guest overstays (Section 5.3.2 of the Agreement)
  • Confirm with your insurer that your coverage extends to long-term rental stays (Section 5.1 of the Agreement)
  • Your property must meet Evolve’s Four Core Property Standards for all bookings, including MTR bookings (Section 5.2)
  • Keep your availability calendar current. The Agreement’s provisions on Owner Cancellations apply equally to MTR bookings (Sections 6.3 and 10)

Term and Cancellation

  • Each enrollment runs for one year from your date of enrollment in the MTR Add-On (or otherwise noted) and renews automatically unless canceled
  • To cancel, submit notice through your Owner Account. Cancellation takes effect at the end of the current annual term. No refund is issued for the remaining period, but your Add-On remains active through the end of the paid term
  • Evolve may update these Terms, pricing, or included channels with at least 30 days’ notice (Section 8.5). If you disagree, you may cancel as described above

Governing Agreement

  • Your Vacation Rental Management Agreement governs your relationship with Evolve except where these Terms specifically address the MTR Add-On. In any conflict, the Agreement controls
  • Disputes are subject to the arbitration provisions in Section 19 of the Agreement
  • These Terms are an addendum to your existing Agreement and do not require re-execution
