5/5 House and property were perfect for six guys and bass boats for lodging very close to Lake Ray Roberts. Very spacious. Lots of beds. Close to lake and grocery, but remote enough to be very quiet. Access to property requires opening an electric gate with a code - we felt very safe Would use this property again in future if this tournament comes back to Ray Roberts. Did not have to communicate with property host at all during our stay. Instructions were very clear upfront on how to access the gate and house locks.

Terrible Place to Stay!
1/5 Upon arrival I spoke to the contact person asking to make sure the hot tub was in good condition. When we arrived the hot tub smelt like dead animal, water was yellow, and the tub was not even turned on. I had to go myself and find the breaker and turn it on. We contacted the person again saying the hot tub was gross who then went on to say the cleaning lady said she cleaned it. Finally when the cleaning lady arrived she said "Oh yeah this is not clean it is nasty." So, did he lie to us about that? Also, when we arrived the heater was not working. The contact person said "the previous people who stayed said it worked for them, maybe try the fireplace there should be wood." Okay? I don't care if it worked for them... it never worked for us and the fireplace did not help. So, we never had heat the whole time, and we stayed in December. IT WAS COLD!! Just to add onto all of that, there was a nail sticking out in the upstairs wall who two girls cut their legs on. Also, all towels that they provided were not dry and were still damp. The tub downstairs leaked all over the room when you turned it on, so that bathtub was not available for us to use. AND, we were a group of girls, and without going into much detail, we did not feel safe whatsoever. I do not recommend this place at all. Way too many things wrong when we arrived and the contact person tried blaming us for certain things that went wrong. When I called on the day of departure he proceeded to act like certain things were our fault and then hung up on me. I DO NOT RECCOMEND STAYING HERE!!

- The hot tub was cleaned thoroughly before your stay but we apologize for the issues you experienced with it. We were happy to send a member of our team out to assist who found it to be working well.
- The heat was promptly fixed when you reached out.
- We will address the nail and apologize for this inconvenience.
- All linen is thoroughly cleaned and dried before guest stays but we've addressed the issues regarding the towels with our cleaning team.
- The tub is being addressed.
- We have high standards of hospitality and apologize if you experienced anything other than this in your communication with the Guest Contact.

3/5 We booked this property for two nights for 11 family members to vacation together. When we arrived: there were only 6 bath towels for 11 people. The property manger provided additional towels quickly. We then discovered there was NO HOT WATER anywhere in the house - none in the kitchen, none at any bathroom sink, none at any bathtub or shower. Faucets in the downstairs shower and upstairs tub needed maintenance to stop their continual dripping. When we tried to use the hot tub on the patio, we lifted the cover to a highly pungent smell and something dead floating in the water. When we reported the issue with the hot water, dripping faucets and the unsafe hot tub to the property manager he didn’t know if he could get anyone to fix those problems quickly. In fact, nothing was fixed before we checked out. Hopefully everything is fixed before the next guest arrives. On a positive note: the A/C was excellent. The beds were comfortable. The house is spacious and could be an excellent place to stay if everything is fixed. Good luck to the owners.
