  • Cute small cottage; some issues

    3/5

Cottage is small, but super adorable. Old appliances add to nostalgia. No issues with cleanliness. Kitchen stocked with seasonings, and other useful items for cooking. Our only issues:1- Guest are expected to dispose of own trash; no collection service or note to leave behind for cleaning staff. This was a feat for us as we have young children and my husband had to go to recycle center 4 miles away. Very inconvenient and never experienced before at a VRBO. 2- Beds are HARD. Some might like this if you have back problems, I did not. 3- Heaters are tricky to ensure house is not too cold or too hot, but on 2nd night we figured it out :)4- Bathroom lock feature was problematic. It locked us out of the bathroom twice. Other than those things, we enjoyed our stay. Hiking around the area is beautiful.

    Manager's Response:

Hi Tiffiney, we're glad to hear that you and your family enjoyed your stay overall! We followed up with the homeowner after reading your feedback, and they would like to share the following:
    - Taking care of your own trash is typical in the vacation rental industry and something that is specifically detailed in our pre-stay email to guests so that they may plan ahead. We're sorry if this caught you off-guard!
    - While we try to accommodate all guests' comfort and have never experienced complaints about the beds, we're sorry the mattress didn't meet your preferences.
    - There is a simple on and off switch on each of our baseboard heater units - we would have been happy to assist with this had you reached out!
    - We've never had issues with the door lock and apologize that this affected your stay!
We do all we can to make the best possible stay, and we look forward to this property hosting many satisfied guests.

The property is very centrally located for everything in Franklin or nearby sightseeing. The porch is the main attraction however be advised right along the tree line pictured is a busy four-lane highway that produces lots of noise day and night. I think this was more noticeable for us because it was winter and the bare trees do not buffer the lights or sounds. There is a lovely firepit area. The listing says there is a fireplace indoors so we were disappointed to find it is non-functional. As someone else mentioned parking is great. This is not often the case in mountain areas, but our three vehicles were easily accommodated and we felt they were safe. It is also safe to walk the roads (dog walks) within the neighborhood. The home is very small and filled with lots of furniture so three adults were a bit much for the living areas. My son is about 5'11", 175 lbs and the small shower was a challenge for him (think RV size). Again, since we were there in the winter this was probably more of an issue than if you visit when you can utilize the outdoor spaces. Kitchen is well-stocked with spices, pots/pans, etc. and I was on my knees with gratitude that there was coffee and filters for the morning. There is no trash can/pick-up provided so be prepared to "take it with you" as the notebook directs. This can be icky for a long drive because there is no garbage disposal in the sink so you have to put food remnants in the trash bag as well. Honestly, this issue alone is a deal breaker for us returning. I'm not sure what the neighbors do for trash removal but surely there is someplace it can be taken as opposed to a six hour drive with smelly trash. Communication with the owner was wonderful so I'd encourage you to reach out to her with any questions prior to renting. A few days after leaving I realized I left a favorite dress hanging in the closet. When I contacted the owner, she had found the dress and graciously offered to send it to me. Also, the specifics I mentioned are only to help you not to be caught off-guard about little things. All in all, if those things don't matter to your party, it's a sweet little place to stay.

Nice to sit on the porch in the evenings. Did not like the stairs were was no light when it was dark. Also did not like that the lamp in the bedroom was on books.

  • Great Little Place

You can sit on the porch and watch the duffers slice balls into the woods, although there aren't that many of them, even on the weekend. Beds are big and comfortable. Kitchen is good, although not a lot of room for more than four people. It's quiet and secluded. We used it as a base for for motorcycle riding, so it was nice to have room to unload the trailer and turn the rig around.Owners provided a nice selection of snacks, which was most appreciated. We'll stay there again.
