  • Cannot in good conscience recommend this property


    I will start off by stating that this is in no way a review that was posted in haste. It has been a month now since our stay, and the property owners, the management company (Evolve), and VRBO have had every opportunity to make things right. I have provided all parties with a very detailed timeline of all methods of communication for this incident. On 8/03/2022, my family checked into the listed property. Upon exploring the cabin, we noticed a pungent, putrid smell emanating from the downstairs bathroom, into and throughout the downstairs bedroom. I immediately messaged the point of contact listed in the arrival/information packet, notifying her of the smell. The response I received was “The septic tank was recently pumped. The owner has drain treatment under the bathroom sink, very little left. They said to pour into the drain and close the drain stopper. I am so sorry.” I did as was requested; however, the smell did not dissipate.After a long series of events throughout our entire stay, that involved numerous phone calls, emails, and messaging through VRBO with Evolve, and a septic repair company coming out during a family breakfast, it was determined that the smell was a result of excessive moisture underneath the house - not a septic issue. Additionally, there was no quick remedy for the issue. I again reached out to Evolve to come to an agreeable resolution due to the significant inconvenience we had to experience on this trip. Keep in mind that this is an A-frame structure and, by design, the lower level is the largest portion of the cabin. Crickets until five days later, when I received an email from Evolve stating that they “have been working with the owner to reach a fair and reasonable resolution” and that they “will be processing a refund” in 3-5 business days. It was two weeks before anything posted on my statement and, when it finally did, it was an insignificant dollar amount.From this point forward, Evolve (Catherine), would not take or return any of my phone calls. I then reached out to VRBO, but was advised that there was nothing they could do, based on the owner’s decision. I understand that unexpected events occur from time to time. Nothing can be expected to be perfect. What can and should be expected in this industry, especially when a “property management” company is involved, is good customer service. This was absolutely not the case here and I will make sure to NEVER AGAIN book anything “managed” by Evolve.

    Hi Scott, we’re sorry your stay fell short of expectations. We followed up with the homeowners after reading your feedback, and they wanted to share the following:
    -We had an unusual amount of rain, which resulted in some ground flooding in the area.
    -We have addressed this with the installation of a French drain, sump pumps, and humidifier.
    -Due to the being on a mountainside and creekfront, we believe the excess water caused a slight musty smell in the crawlspace.
    -To verify the cause, we called a septic company during your stay to inspect, and no septic issues were reported. The company stated that it was due to an unusual amount of rain.
    -We took measures to make up for any inconvenience.
    -We have worked very hard to make our cabin the best it can be for our guests and ourselves, as it is our only family vacation home.

    This cabin was well-appointed in many important ways: kitchen supplies, tvs, wifi, towels, linens, appliances; however, the space is overall quite tight. While the owners have worked hard to maximize every inch with thoughtfulness, the pictures give a representation of a larger overall space. The kitchen is quite narrow; the stairs to the "master" suite are also narrow, (my husband is 6' and had to duck to go down the stairs) and the "master" bathroom is RV proportioned. Additionally, there is no way to close off the upstairs loft or downstairs "master." Things we did like: thoughtful decorating and maximum use of space, easy accessibility to the areas we wanted to visit, well-stocked kitchen utensils, etc., strong wifi, washer/dryer availability, and beside a creek. Needs improvement: split unit AC was loud and if fans had not been provided, a hotter week would have been mighty uncomfortable.

  • A Frame of Mind negative and disappointing


    This place was down a gravel road with parking difficult to get out of. The downstairs master suite was unusable due to the mold/mildew in the bathroom and the bedside air conditioner (free standing) that was very noisy. The downstairs bathroom smelled like a cross between dead fish and an outhouse. My wife and I ended up sleeping in the loft twin beds because the main floor bedroom had no air conditioning other than the den split unit and it was a double bed. There was no lighting in the upper stairs so you had to leave a den light on to see your way up and down the stairs. None of the beds were particularly comfortable. The “hot tub” was essentially a kiddy pool with a water heater. The sheets were well worn almost threadbare. The kitchen was a corner of the den with the fridge and microwave in the entry hall. We thought parking down the drive instead of the upper parking area would be easier on both of us however, we almost did not get our van up the hill. We finally decided to forego our last night and head home The pictures are misleading showing a bright wonderful place yet even with lights on it was dark. What was meant to be a romantic few days in the mountains was just the opposite. I will have to say the water was hot and the shower in the main bathroom was strong

    Hi Lee, the right vacation home is everything, and we're disappointed if this wasn't the one for you. We followed up with the homeowner after reading your feedback, and they would like to share the following:
    - Our home is advertised as "secluded" and we make sure to make it clear in our listing that our home is in the woods. However, we have both an upper and lower driveway for access so that guests aren't forced to use the steep, downhill access each time.
    - We take claims of mold seriously and immediately investigated the property when we heard of this concern. No mold was found nor was there a smell of mildew. The area had a large amount of rainfall ahead of your stay which may have caused a slight musty smell.
    - The bed on the main floor is a queen-sized bed and has a nearby fan. Our living room mini-split has a coverage area of over 1000 sq. feet which would include the entire cabin.
    - While we try to accommodate all guests' comfort, we're sorry the mattress didn't meet your preferences.
    - While the hot tub is inflatable, and pictured as so on the listing, it works well and is enjoyed by most guests.
    - The kitchen is also accurately represented in the listing photos. We encourage guests to thoroughly review the listing before booking, to ensure they find the perfect vacation home for their needs.
    We truly go above and beyond for our guests, and we are confident that future guests will have excellent stays!
